Churchill Commercial Capital Arranges $162 Millon Loan

Cynthia Hammond and Michael Doyle of Churchill Commercial Capital, Inc. have arranged a $162 million fixed rate loan secured by the Koll Airport Business Center. The property consists of 68 one and two story industrial buildings with over 560 tenants located in the Irvine Business Complex, ¼ mile from John Wayne Airport. The buildings contain approximately 1.16 million square feet and were developed by the borrower in twelve phases between 1968 and 1979, with renovations completed between 2004 and 2006. Churchill Commercial Capital arranged and closed the financing with two of its life insurance company correspondents. Allstate took the subordinate position, with a $54 million loan and ING Investment Management took the lead position with a $108 million loan. The loan will be serviced by Churchill Commercial Capital. Allstate and ING were able to fix the rate on this loan in September and close it before year end, despite credit market turmoil. The loan refinanced existing debt, and was the fourth loan closed between Allstate, Churchill Commercial Capital, and entities managed by The Koll Company.
